How to book with us:This contract regulates the relationship between soliter srl as a provider and you as a service recipient. When you make a booking you certify that you are at least 20 years old and able to act. A contract will exist between you and soliter srl as soon as we issue our confirmation invoice. Your online booking will automatically result in a confirmation, this is NOT the confirmation invoice. You will receive the confirmation invoice and renting contract once the deposit has been received on our account. We advise to book no flights etc. until you have received your confirmation invoice. After payment of the full amount you will receive the voucher for your holiday stay by email. Please download and print this voucher. It has to be presented at arrival. This contract is made on the terms of Swiss Law. You and us determin Frauenfeld, Switzerland to be the place of jurisdiction at all times.

Accommodation services
Housecleaning as well as changing linnen and towels is at arrival and at least tweekly. Housemaids are not responsible for laundry or washing up or for cleaning the BBQ or stove. We ask that you keep the villa tidy and return her as clean as you would expect to find her. Some villas offer beach towels that can be ordered at a deposit of 8€ each. Pool is checked and cleaned once a week and this is normally carried out early in the morning. But, however, neither pool nor garden personnel have fixed hours. Water and gas consumption are included.

Air conditioning/heating
Our villas are equipped with central air conditioning/heating that supplys most of the rooms with hot or cold air. Please note that the air condition will only work if all windows are closed.

Booking and cancellation
When you make your booking you must pay a deposit of 50% of the total cost. The balance of the price must be paid 4 weeks before your departure date. If you don't pay in time, your booking may be cancelled and deposit may be retained.  You, or any member of your party, may cancel your booking at any time. In this case you are obliged to send us a written notification by certified email or letter to our head office: soliter srl, attn. Benarevo, Swiss Postbox 100'612, 8010 Zurich.
Since there incur costs in cancelling your renting contract, you will have to pay the applicable cancelation charges as follows: cancelation within more but 4 weeks before arrival 50% of the total cost. For cancelation within less than 4 weels before arrival the whole rent has to be paid. If we have to make a major change to your booking, we will inform you as soon as reasonably possible and offer you an equivalent alternative. If there is no alternative we will refund the monies paid for the changed part of the contract.

Refundable Security Deposit
A refundable security deposit will be payable locally and will be refunded prior to departure. If there is a damage caused by wilful or negligent behaviour, the repair cost will be charged locally or an invoice will be sent to you within 28 days after departure. If no damage deposit was collected locally, we reserve the right to charge the card details held in the booking file.

Occupancy levels / over occupancy
Please note that your renting contract is valid for the persons listed on your confirmation invoice. Adding additional passengers after the point of booking is possible until 1 week before arrival and due to a € 25.00 per person/day admin fee (min. 75€). The villa is only available for use by the people listed on the confirmation Invoice. Exceeding the standard number of occupants using the villa for any period of time without our written agreement will result in an over occupancy fee of up to € 5000.00.

Building work
Building work and noise are unavoidable as the demand for new accommodation increases and there might be always building work in the area of your accommodation, carried out by local authorities or private developers. Many of our properties are also situated in residential areas and building work may begin on a neighbouring property over which we have no control and in most cases, we are not given prior notice. If the work may be considered to seriously impair the enjoyment of your holiday, we will offer you the opportunity to transfer to alternative travel arrangements prior to your departure. 


Liability restrictions
We accept responsibility for the rental object as described in the website. If the rental object is not handed over as promised, the housemanager will rectify the defect as fast as possible or you will receive compensation if the defect can not be remedied and your holiday is significantly impaired by this circumstances. We accept responsibility for the acts and/or omissions of our employees, agents and suppliers except where they lead to death, injury or illness. Our liability in all cases shall be limited to a maximum of twice the costs of your travel arrangements unless settled otherwise by Swiss Law. Except otherwise expressly stated in these booking conditions we will not be liable if our contractual obligations to you are affected by any event which we or the suppliers of the services in question could not foresee or avoid, with all due care,. Examples include warfare and acts of terrorism (and threat thereof), civil strife, significant risks to human health such as the outbreak of serious disease at the travel destination or natural disasters such as floods, earthquakes or weather conditions which make it impossible to travel safely. The act of any government or other national or local authority including port or river authorities, industrial dispute, lock closure, natural or nuclear disaster, fire, chemical or biological disaster, unavoidable technical problems with transport and all similar events outside of our control.
